Our Reasonable Fee usually based on the percentage of the rent, And we have 2 types of service fees.
1) VACANT property need fill in with tenant : Our agency on your behalf will / Place "For Rent" Signs / Run Rent Ads In Local Papers + Internets + Realtors Data Base (MLS) / Showing The Property As Many Times As It Takes To Perspective Tenants and Interview / Screen Out Tenants / Check Credits / Check Verifications of Employment / Check Prior Landlords / Collect The Rents / Provide new tenants the Hazard Pamphlet and the new Megan Law Disclosure as required by law.
By then if everything go well we will Negotiated The Best Rate And Term For Your Property and execute a lease with suitable tenant for you, Usually collecting the first month's rent and a security deposit equal to a month's rent, We will deduct our fee from these funds and give you the balance along with a Bona Fide Signed Lease. Our fee for the above services is 50% Of The First's Month Rent.
Example: at a rental of $1,000 a month the one time fee would be $500.
2) OCCUPIED property need management : Our agency on your behalf will Collect The monthly Rents / Maintenance The Properties / Respond to All Tenant Calls / Take Care of Any Maintenance That May Need To Be Done / Any Repairs Over $200 Must Be Cleared With You The Owner / Paying The Bills For: Vendors, Mortgage, Tax, Insurance (If Requested) / Serve 3 Days and 30 Days Notices / Over See Any EVICTIONS / Inspect Property When Tenants Move Out / Monthly Statement & Rental Payment Check Mailed To You . Our fee for the above services is 7% Of The Monthly's Rent.
Example: at a rental of $1,000 a month the monthly fee would be $70.
